To accommodate diverse household types, economic statuses and age groups, we designed a collection of compact dwelling types that offer spatial flexibility within a system of modular timber construction. Portal frames in the bearing walls of the apartments allow residents to join or disconnect living zones at low cost, creating various 2-, 3- and 4-room arrangements. Generous 2.8m ceiling heights maximise usable wall surface and compensate for the deep floor plate, balancing functionality and the experience of daylight in the interior.
Clusters of compact regulated-rent townhouses make the plan accessible to young families, offering two- or three-storey options with flexible layouts and varied outdoor spaces. With the the stairwell opening already in place, all two-storey mid-rent homes are technically prepared for future expansion; in the meanwhile, residents enjoy a skylight in the heart of the home.


Strandeiland is the latest addition to IJburg, the manmade residential archipelago in the waters east of Amsterdam. For one of the plots of compacted sand and vast horizons, we designed a neighbourhood of 190 dwellings together with a multidisciplinary team of experts in architecture, urbanism, landscape design, timber construction, circularity, ecosystems and community development. The plan explores mid-density living in the form of a patchwork of loosely organised multi-family clusters within a permeable landscape, inspired by coastal wetlands.
